A closely watched gauge of homebuilder confidence unexpectedly improved in August, though the sector remains firmly in negative territory as elevated interest rates and construction costs continue to weigh on the market.
The National Association of Home Builders, in conjunction with Wells Fargo, reported that its Housing Market Index (HMI) rose one point to 35 this month. Economists had projected a decline to 33, making the uptick a surprise.
Despite the modest gain, the index has now sat below 40 for 16 consecutive weeks, and a reading under 50 signals that more builders view current sales conditions and the near-term outlook as poor rather than favorable.
Weakness Persists Despite Improvement
NAHB Chief Economist Robert Dietz described the latest survey as showing “continued signs of weakness in the home building market.” He noted that August marked the 16th straight month in which at least 30% of builders reported cutting prices to stimulate demand, and the same duration for the HMI to remain below 40.
The share of builders reducing prices in August was 35%, a slight improvement from 37% in July and unchanged from June. The average price cut held steady at 6% for the second consecutive month.
NAHB Chairman Bill Owens, a home builder and remodeler from Worthington, Ohio, said that while sentiment inched upward, “builders continue to contend with high construction costs and broader economic uncertainty.” He specifically pointed to rising gas and diesel prices pushing up material costs, and noted that speculative home building remains weak as many prospective buyers stay on the sidelines.
The combination of elevated borrowing costs and lingering affordability challenges continues to dampen buyer traffic, even as builders attempt to entice purchasers with price reductions. The industry’s cautious tone reflects a broader environment of economic unpredictability, with input costs and interest rates remaining key variables for the months ahead.
